The task involved the core renovation of a reinforced concrete skeleton building constructed in 1960. The building structure underwent a full renovation, and the energy, electrical, supply, and waste disposal systems were upgraded to the latest technical standards and adapted to the requirements of the companies operating within the production halls. Rental spaces were restructured and designed to be flexibly combined.Safety-related measures were implemented, including the installation of fire protection and surveillance systems. In addition, photovoltaic systems covering an area of 3,000.00 m² were designed for power generation.
E-charging stations were installed for both micro- and macromobility, and air conditioning systems were integrated, which also benefit from the energy generated by the photovoltaic installation. Sections of the production halls were fitted with "vertical farming" systems, which required specialized lighting and irrigation systems, as well as the maintenance of specific climate conditions—leading to the implementation of “box-in-box” concepts. Construction, electrical, and fire protection installations were, in part, carried out during ongoing production operations.
The phased renovation was completed over a period of 4 years.
